Catwalk Restoration Project

April 28, 2022 ~ The lighting has been completed and the building looks awesome!!

March 10, 2022 ~ We are nearing the completion of the project.  Bluecoast has removed all their equipment from the front of the building and their workers have moved on.  The lighting still needs to be done, the equipment room doors replaced, and a few other minor things completed before we can fully close the project but we are definitely nearing the homestretch!!

February 2, 2022 ~ The building is shaping up beautifully these days!!  All the doors have been painted the color of the column striping and all painting has been completed on Floors 4 through 7, including the catwalk floors.  Floors 2 and 3 are being painted today.  There was a new door put on the main Storage Room on the 1st Floor.  New lighting will be put up on the catwalks and in the stairwells when the contractors are done.

January 22, 2022 ~ The company has been busy the past two weeks power washing, patching the walls and painting the floors and walls.  The 5th, 6th and 7th floors are pretty much completed and the other floors are actively being worked on.

January 12, 2022 ~ The past two weeks the company has been working on coating the floors which is the last step before getting them painted.  Floors 4 through 7 have been completed and they are now working on Floors 2 and 3 which should be done today.

November 21, 2021 ~ At the beginning of last week the 2nd Floor was completed and the residents were able to move back into their Units.  The 6th and 7th Floors are now being worked on.

November 12, 2021 ~ The cement for the 2nd floor was poured and smoothed on Wednesday, November 10th.

October 29, 2021 ~ Work is progressing nicely but ran into major issues with the areas in front of Units 216 through 220.  The entire core needs to be completely removed.  This work will begin on Monday, November 1st, and it will take approximately two weeks to redo this section.

October 5, 2021 ~ The railings on all floors on the South side have been moved in approximately 18" and about 12" of the cement has been cut off the edges on Floor 3, 6, and 7.  Forms are currently being made for these Floors  so new concrete can be poured.

September 1, 2021 ~ All the concrete work on the North side of the building has been completed and they dismantled the scaffolding and started moving it over to the South side (they are in the process of building the frame to hold the scaffolding).  They finished surfacing the ceilings on the North side and will surface the floors once the South side is finished so they have a no~seam floor.

August 20, 2021 ~ These photos were taken on Monday, August 16th ~  the ceilings are now being worked on ~ they started on the 7th floor and are working their way down ~ they are currently working on the 5th floor.

August 6, 2021 ~ The work on the front balconies is progressing with the hope that it will be completed by the end of  December.  Depending on the weather and other work related problems, it is possible they may be working in January, February and March of 2022.  Owners who rent their units during these months should notify their prospective tenants that there may be noise, dust and minor inconveniences during that time.

August 5, 2021 ~ The start of the repairing of the damaged areas:

August 4, 2021 ~ The railings have been put back on all floors and they have started jack hammering the areas on the walkways that were spray painted by the engineer that showed where damage was.  Plywood has been placed over the areas where the jack hammering has been completed awaiting the next step of repair.

 

 

July 1, 2021 ~ The railings have been put back on the 3rd (shown below) and 5th floors and they are currently working on the 7th floor.

Afternoon of June 25, 2021 ~ The concrete truck arrived and the pouring and smoothing has begun!!

June 25, 2021 ~ Progress, progress, progress.......  The forms for Floors 3, 5 and 7 have been installed and are ready for the concrete to be poured which will begin around 2 PM today, weather permitting.  The railings for Floors 2, 4 and 6 have been moved in.

June 8, 2021 ~ John Swaun and Larry Pierce met with Blue Coast Construction, two engineers and the foreman of the working crew.  It has now been determined that instead of having to go in 6" as originally thought they will need to go in 12".  The railings on the 7th floor have already been moved in and the cement cutting work is in progress.  Their plan of action now is to do the odd floors first (7th, 5th, 3rd), pour the cement, and then continue on with the even floors (6th, 4th and 2nd).  Below are photos of how the 7th floor looks on this date.

June 1, 2021 ~ Members of the Board met with Elie and Mathers today.  The edges of the balcony are in worse shape than anticipated.  They will have to go in about 6 inches and this will require temporarily moving the railings in.  Work will begin on the 7th floor and proceed downward ~ each floor will take approximately two weeks.

May 13, 2021 ~ The beginning stages of the project ~ scaffolding started going up on Tuesday, May 11th.

 

 

May 3, 2021 ~ The start date has been changed to Monday, May 10, 2021.  The permit will be ready today and the contract signed tomorrow.

 

March 31, 2021 ~ Work will begin on Monday, May 3, 2021.  The restoration will begin on the North side of the building from the top floor down.  There will be inconveniences during this time (i.e., noise, dust, etc.) but Units will have access at all times.  To minimize dust from entering your Unit, it was suggested to cover the inside of your windows with plastic and secure it with painter's tape.

March 26, 2021 ~ It was announced at the Board of Directors' Meeting that the catwalk restoration project is still on schedule to begin on or around May 1st.  At that same meeting the Special Assessment of $3,000 was approved by the Board and is due and payable on June 1, 2021.  The project is expected to be completed by the end of December but may extend longer depending on weather conditions.  To minimize dust from entering your Unit, it was suggested to cover the inside of your windows with plastic and secure it with painter's tape.

January 29, 2021 ~ It was announced at the Annual Meeting that the catwalk restoration project is scheduled to begin on or around May 1st.  It is planned for all floors on one side of the building to be done first and once completed all floors on the other side will be done.  There will always be access to all Units.  The Special Assessment for this project that was announced last year will most likely be due early summer.  Once the projects gets underway more information will be posted.

March 20, 2020 ~ At the Budget Meeting held today, Mickey Seymour reported that Blue Coast Construction has been chosen for the catwalk restoration project ​and work will commence on or about May 1, 2020.  The work will go on for a minimum of 3 to 4 months; exact timing depends on what is found once the work starts.  DUE TO COVID THIS PROJECT HAD BEEN POSTPONED.
