September 19, 2022 ~ Milestone Structural Inspection to Begin October 20th at 9 AM

To All Owners ~ Due to the collapse of the Surfside building in FL last year, on May 26, 2022, the Governor signed into law Senate Bill 4-D.  This Bill established a statewide structural inspection program requiring Condominium and Cooperative Associations to conduct Milestone Structural Inspections of their buildings, and to perform Structural Integrity Reserve Studies to ensure the buildings are safe for continued use.  A Milestone Structural Inspection is a structural inspection of a building conducted for the purposes of determining a buildings’ life safety and structural component integrity or adequacy.  Said Inspection must be performed by a licensed engineer or licensed architect.

 

The Board has hired Mathers Engineering Corporation who has performed prior inspections for us and is very familiar with our Building.  As indicated in the letter received from Mathers (see below), they will begin with the inspection of the balconies on October 20, 2022, at 9 AM; the full inspection will take approximately 5 days.  In addition to physically visiting each balcony, they will be flying a drone over as well.  It is imperative that all balcony shutters be open so the inspection can be performed.  The Board would like you to have them open by Monday, October 17th.

 

If you changed your lock and did not provide the Board with a new key please do so immediately.

Letter received from Mathers Engineering Corporation

Mr. Pierce and Mr. Swaun – 

Your building has been scheduled for October 20, 2022, at 9:00 AM for the milestone inspection. 

We will start our inspection with the balcony units first.   Please notify all residents.   Please have a Board representative or maintenance staff accompany us through each unit.    If we are unable to complete the balcony unit inspections, then we will make arrangements to come back a second day and complete our inspections. 

In addition, due to the height of your building, we will also be obtaining data on the exterior with a drone.   The drone flight will be performed on October 20, 2022, weather permitting.   Please notify your residents also that we are flying a drone.    Mr. Mathers would like all the shutters to be open on October 20, 2022, in order for us to do the balcony and drone inspections. 

In addition, please provide us with any information regarding your roof maintenance (when it was installed, last time it was replaced, do you have leaks, did you fix any leaks).   Please provide this information to us prior to our site inspection.

February 17, 2022 ~ REMINDER ~ BOTH GATES BEING CLOSED AS OF MONDAY, FEBRUARY 21st

 

To All Owners ~ Don’t forget, as of Monday, February 21st, both the North and South gates will be fully operational.  You will need your gate tag mounted on your windshield (upper right-hand corner under any tinting) to enter through the South side.  At the North entrance, you can enter with the mounted gate tag or with the gray door fob by swiping it at the Call Box.

 

OWNERS WHO RENT ~ If you want your tenants to be programmed in the Call Box at the North end so they can allow access to their visitors and delivery personnel, you need to let me know ASAP the name to be listed, the phone number to be called, and the dates of their stay.  If you have already provided me with this information there is no need to resend it.

February 11, 2022 ~ New Gate Information

TO ALL OWNERS ~ The testing of the South gate has been in operation for a week now and all has been going pretty good.  It has been decided that the North gates will close on Monday, February 21st.  Be sure to test your tags at the South gates now and report any issues to me.  As of the 21st, both gates will be in operation.

A couple of us met with the gate company yesterday and a few things were brought up that everyone needs to be aware of:

Your tag MUST be mounted securely on the windshield in the upper right~hand corner on the passenger side under any tinting ~ do not hold the tag up to the windshield as this will not work and handling the devices on a frequent basis will cause damage to the tag.

Walkers should walk around the gates and not walk through the middle of them.

In the event the Call Box loses Internet connection, the gate tags and fobs will continue to work.  The ability to be called for access from the call box will be lost.

In the event of a power failure, both gate entrances will go up and will remain up until power is restored.

January 27, 2022 ~ North End Call Box Is Now Operational For Testing:

To All Owners ~ We are getting very close to the gates being operational.  Effective immediately, you can now go to the call box at the North end and test your fob and programming in the directory.

 

TO TEST YOUR FOB:  In the bottom right-hand corner of the call box there is a red line; swipe your fob along the line and it should turn green.  If it does not, report it to me.

CALL BOX FUNCTIONS:  On the home screen of the call box there are two options ~ Phone Call and Entry Code (PIN) ~ disregard the Entry Code option (this is different than a Directory Code) ~ an entry code is for businesses only.  Press "Phone Call" to start.

 

The next screen will prompt you to find a name or ask if you have a directory code (to find your code you will first need to search for your name).

 

Press ’Find a Name” and the Directory will appear ~ you can use the scroll option on the left or press “Touch Here to Search” at the top to type in the name you want to search (last name first).  I typed in the letter “O” and my name appeared and my directory code is noted on the right.  One then presses the person’s name and the system calls the phone number programmed.  The person receiving the call will see a call coming in from Stuart, FL with a phone number; others may see CALL BOX, Stuart, FL.  You can speak with the person who answers and once they press “9” to give you access the call will disconnect.  You will then see the “Access Granted” screen and the gate arm will go up.   

 

Once you know the Directory Code, you can select the “I Have a Directory Code” option; enter the Directory Code and press Call ~ this will call the number programmed and when answered and the number “9” pressed, the arm gate will go up.

 

Please check your fobs and check the Directory to make sure that you are listed properly and that it calls the proper phone number.  If you run into any issues or have any questions, please let me know.

January 21, 2022 ~ Plastic Tag Holders and Gate Access for Renters

To All Owners ~ Things are progressing nicely with the installation of the gates and it won’t be too long before they are fully operational.  The call box was installed yesterday and they are actively working on the programming.  With that said, I have the following questions that need to be answered:

 

  1. I have been asked by several owners if it’s possible to purchase just the plastic holder for the tag that you can place the permanent sticker in ~ it is possible and the cost would be $6.00 each.  If you are interested in purchasing these, please let me know the quantity.  As for payment, you can either drop by my Unit (#512) or mail me a check made payable to “Atlantis Building B Condominium Association”.  Payment would be due upon receiving the holder.

  2. GATE ACCESS FOR RENTERS ~ If you would like to have your renter’s name programmed in the call box so they can allow gate access for their guests and deliveries without any intervention by you, it is imperative that you send me the name, phone number and the dates of their rental (their information will automatically be deleted from the system the day after their rental expires).  If you prefer to not have them listed, you will be called to allow access for their guests and deliveries.

 

Please respond to this email no later than Monday, January 24th, so I can order the holders and have the names programmed.

January 21, 2022  ~ Clean up of the 1st Floor Storage Room

 

We are working on cleaning up the main Storage Room on the first floor and need everyone’s help with this.

 

There are many bicycles that are being kept there, some with chains so rusted they would be unable to ride.  If you no longer use your bicycle, or if it is in poor condition, please remove it from the rack and dispose of it.

 

Towards the back of the room behind the middle storage bins, there is a dolly packed with beach chairs of many different sizes and styles.  If you or your renters have chairs on this dolly, please remove them and place them in your assigned bin.

 

Now would be a good time for everyone to look through their bin and dispose of items that are no longer of use.

 

We would like to have all this done by April 1st.  Beach chairs left on the dolly after this date will be disposed of.
